Located at 1133 West 9th Street, just off the shores of Lake Erie, sits Water Street Condominiums.

Converted from a machine factory to an apartment building, the owners of Water Street, Landmark Management, took the final step a few years ago and began offering for sale condos. Their units range from 500 to over 2,000 square feet, with opportunities to combine suites and create your ideal size and layout. Each suite is distinct, with original detail, one-of-a-kind floor plans and exceptional views in many cases. Water Street Condominium also features refinished original hardwood floors, exposed brick walls, dramatic high ceilings and some units with lake-font decks.

Located just north of the overpass in the Warehouse District, Waterstreet offers easy accessibility to all downtown’s major attractions including shopping, fine dining, nightlife, The Rock and Roll Hall of Fame and Cleveland Browns Stadium.

Parking in these units is typically free for the first year but is leased after that, more importantly however, it is attached and gated which immediately separates it from other condos in the area. Parking is obviously at a premium downtown and although its leased and not covered, the fact that you don’t have to cross the street to bring your groceries in, is one of those luxuries that seems to be held in high regard by many of today’s buyers.

One bedrooms start at around $99,000 and for about $130,000 you can have a very spacious one bedroom with adequate views and lots of natural light. Two bedrooms two baths start and around $149,000 and can range up to $250,000 for the most attractive units.

The savings only begins with the price. Waterstreet is one of the few Condos who has had their NCHAMP status renewed. This means that if you buy a unit from the developer and put 10% down, you are eligible for a rate 1.5% below Fannie Mae’s current rate. They also offer low monthly HOA fees and a 10 year 50% real estate tax abatement.

Purchasing a condo here could be an excellent and often less expensive alternative to renting. For the buyer who is looking for a manageable payment in the area with luxurious finishes and some great amenities, this building has been my top seller over the past few years. Landmark Management also owns the Bridgeview Apartments and the Perry Payne so quarterly parties and rooftop cookouts, open to this mini-community, are always a much talked about and celebrated plus. Its a great place to meet new friends if you are new to the area.
